01) THE LESSEE IS RESPONSIBLE FOR PAYING FOR ENERGY CONSUMPTION throughout the period agreed in this contract. To check consumption, the record shown on the energy meter will be photographed at check-in and check-out. The consumption result will be multiplied by the value of Kw and this fee must be paid upon check out;
02) The season rental period will include the agreed dates, obliging the LESSEE(s) to return the rented property, completely unoccupied on the stipulated day and time. For late check-out, as well as early check-in, a half-day fee is charged.
03) It is not permitted to exceed the agreed maximum number of people without prior notification to the legal representative. The LESSEE must provide all the information of those who will remain in the property during the agreed period. This limit cannot be exceeded without prior communication to the Legal Representative;
04) No alteration or modification of the property is permitted, which must be returned to the Legal Representative in the perfect condition in which it was found;
05) The LESSEE will be fully responsible for any damage that may be caused;
06) The LESSEE allows the Legal Representative to examine the leased property, when there is a signaled need, and for this purpose, at least one of the LESSEEs must be present at the location and at the time of the inspection. However, in situations of force majeure, such as: fire, water or gas leaks and any other reason that may put the integrity of the property at risk, the right of the Legal Representative and/or any person that the legal representative deems to be reserved is reserved. capable of intervening without the need/obligation for the presence of one or more TENANTS;
07) The LESSEE may not disturb, threaten or cause any inconvenience to the property's neighbors and it is not permitted to bring any other person to the unit who is not included in this contract. The LESSEE must comply with all condominium rules and may under no circumstances make noise between 10pm and 9am. If the legal representative receives a notification from the condominium complaining about any bad behavior during the current period of this contract, the legal representative must immediately notify the occupants, who must behave themselves. If the legal representative receives a second complaint, it will result in a contractual termination and all tenants must immediately vacate the completely empty property. Any damages or fines incurred to the property resulting from non-compliance with such rules by the LESSEE that results in disrespect for federal, state, municipal laws, local authority rules or the building's internal regulations, if any, will be the sole responsibility of the lessee;
08) The lessee will be liable for the fire of the property, if he does not prove unforeseeable circumstances, force majeure or propagation of the property, in accordance with article 1,208 and its sole paragraph of the Civil Code. In the event of fire in the leased property, this contract will be terminated by operation of law, regardless of notification;
09) Personal effects: Loss, theft or any damage to guests' personal effects are the sole responsibility of the LESSEE, and no type of repair or compensation shall be borne by the Legal representative. The LESSOR of the property and its Legal Representative have no responsibility for any events;
10) Garbage and waste management: The LESSEE agrees that, during the term of this contract and while occupying the property, he will keep it clean and free of garbage and waste; as well as maintain all pipes, wires, glass, plumbing and other equipment and accessories in the same conditions as they were on the date of entry into the property. All debris, rubbish and disposables must be placed in suitable containers. It is the LESSEE's duty to respect the condominium rules, separating organic waste from recyclable waste and disposing of it in their appropriate places;
11) The Legal Representative cannot be held responsible for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. The Legal Representative is also not responsible for the consequences of the action or omission of those responsible for controlling or providing main services or any actions taken in the vicinity of the property by authorities over which it has no influence;
12) Security of Renters: The Legal Representative is not responsible for the personal security of RENTERS. It is recommended that children are supervised at all times, inside and outside the property. No responsibility for accidents and/or fatalities will be assumed by the Legal Representative. Remember to always ensure your personal safety and that of your companions. Valuable objects should be left in a safe place and, whenever possible, difficult to access;
13) If the tenant does not vacate the property on the day stipulated in the contract, he will be obliged to pay the daily rates that exceed the day set for his departure; all other expenses that may be necessary in relation to the accommodation of people who would occupy the property, but were prevented from doing so due to their abusive stay there, and if necessary, appeal to the Judiciary to have them leave the property, will be borne with payment of legal expenses and costs, as well as legal fees based on 20% of the amount of the debt;
14) If the tenant is caught carrying or using illicit drugs, their contract will be immediately canceled and their entry into the apartment will be prohibited;
15) If any of the clauses of this contract are not complied with, the legal representative is authorized to take possession of the said property, regardless of the termination of this contract and legal proceedings;
